Divide & Conquer - Creating Wealth in Creative Ways with Multi-family Dwellings
Learn to DIVIDE & CONQUER from a master of multi-family dwelling real estate investing.
John Dessauer will teach you how to significantly increase the value of a multi-family dwelling by repackaging it.
John, affectionately nicknamed 'Johnny D', has created his own systems to re-package larger commercial properties into smaller multiple family dwellings. John compares it to purchasing a soft drink from a vending machine versus buying it by the case from the store. In other words, when you buy, you want to buy by the case lot; but when you sell, you will want to 'bring out the vending machine' -- sell one soda at a time.
This instructional video is accompanied by an audio of a question-and-answer interview, designed to be both informative and entertaining, as well as a complete set of essential sample documents. By following his simple techniques, you will learn how to buy real estate in bulk and sell it off in pieces for high profitability.
Learn how to get results by using Johns techniques for creating wealth in creative ways with Multi-family dwellings.

Home Buying For Dummies, 3rd edition
This may be the best comprehensive guide for home buyers. Home Buying for Dummies is coauthored by Eric Tyson, author of several other books in the For Dummies series, and Ray Brown, a long-time real estate professional. Like other books in the series, this one is an easy and even entertaining read. But it does not gloss over details in pursuit of simplicity. Home Buying for Dummies covers all the bases, providing clear explanations and reasonable judgments on how to select a mortgage, hire a real estate agent, find the right house, and negotiate a good deal. The book goes further than most in providing helpful, specific information. For example, in discussing ways to save money for a future down payment, Home Buying for Dummies even includes the phone numbers for various mutual funds appropriate to different investment time frames. --Barry Mitzman

Open Question: when will the biggest genocide against helpless poor people in this century stop?
Responding to media reports that Israel had bombed a UN school serving as a refuge for Palestinian civilians, Congressman Dennis Kucinich is calling for a Congressional report on Israel?s possibly illegal misuse of US weapons. His letter to Secretary of State Condoleezza Rice follows.
Dear Dr. Rice:
I am writing concerning Israel?s military offensive against Gaza, which began on December 27th. I support Israel?s security and its right to exist in peace, without the fear of rocket attacks from Hamas. Moreover, I abhor the violence being visited upon the citizens of our firm ally. However, no nation is immune from the legal conditions placed on the receipt of U.S. military assistance.
I believe that with the current escalation of violence in Gaza, a legal threshold has been reached, warranting a Presidential examination and report to Congress. I hereby request an examination of Israel?s compliance with the provisions of the Arms Export Control Act of 1976 (AECA).
While neither the AECA nor the Foreign Assistance Act of 1961 (FAA) define ?internal security? and ?legitimate self-defense,? I believe that Israel?s most recent attacks neither further internal security nor do they constitute ?legitimate? acts of self-defense. They do, however, ?increase the possibility of an outbreak or escalation of conflict,? because they are a vastly disproportionate response to the provocation, and because the Palestinian population is suffering from those military attacks in numbers far exceeding Israeli losses in life and property.
Israel?s current military campaign in Gaza has inflicted a significant toll on Palestinian civilians and society. Israel?s recent aerial and ground offensive against Gaza has killed nearly 600 and injured over 2,500. The Associated Press reported: ?children are paying the price? The United Nations has said the death toll includes 34 children? But the broad range of Israel?s targets?police compounds, fire stations, homes of militants, Hamas-run mosques and university buildings?means most shelling is occurring in residential areas.?
The extensive destruction of such civilian institutions violates Article 33 of the Fourth Geneva Convention, which prohibits the wanton destruction of property and collective punishment of a civilian population. There have also been reports of bombings of United Nations (UN) schools, despite the fact that Israeli Defense Forces were allegedly given coordinates of the facilities prior to the current escalation in violence.
The blockade that Israel has imposed on Gaza since 2006 has further exacerbated the extent of collateral damage, as hospitals and morgues have been unable to cope with the magnitude of deaths and injuries as a result of the current escalation in violence and hospitals lack proper supplies needed to treat the injured.
I believe that Israel?s use of defense articles provided by the U.S in the current Gaza military attacks may constitute a violation of the AECA. At a minimum, the conflict is sufficient to warrant an immediate report to Congress as required by 22 U.S.C. §2753. Please contact my office by close of business on January 7, 2009 with the date the report will be submitted.
Sincerely,
Dennis J. Kucinich
Member of Congress

Open Question: What does Non-Homestead taxes mean?
Does it mean the residential property currently has no one living on it, so the taxes are raised? One person told me that Non-Homestead means take away 40%, and that is the amount you will pay on taxes. Another person told me 30%. Thank you!

Open Question: Can I be held financially responsible for tenant/landlord harassment suit?
I previously was a property manager for a residential property in Virginia. I no longer work for the company. I had gone to court for one of the previous residents of the property to try to claim rent owed/damages in October. She filed a counter suit during that time for $15,000 claiming that she had pests and I did my best for my company to make sure she didn't win any money. Long story short...the judge filed that neither of us would get any money so it was a wash. I thought it was over with...
A few weeks later I was served with a warrant of debt that had my name listed on it along with the apartment name. The resident was personally suing me for harassment. I am confident that nothing I did while she was a tenant was even close to being harassment and was well within my rights as an agent of the company I worked for. In truth, she was the one who entered my office on several occasions to yell in my face and make threats. Anyhow, we went to court today about it where it got continued until September because she is going into the army.
I no longer work for the company but in court today she said that she is personally holding me responsible whether I work there or not. For some reason this woman has a vendetta against me and although I understand she is not happy with her circumstances I am upset because this has now caused disruption in my life.
I guess my question is what exactly can she do to me? I know I have to appear for all of these cases and that is annoying enough. But can she get any money out of me or am I covered by my previous employer? If the suit is dismissed can she refile? Is there anything I can do to retaliate and if so, is it worth the time, money, and energy?

Open Question: Hi, Does anyone know if it is legal for the water dept to tell me that i can only have 1 meter per property? ?
I own a building with commercial restaurant level, 2 floors above for residential use. My water bill is extremely high since everything is going through 1 meter at a commercial rate. Water dept couldn;t even tell me what the residential rate is saying that it depends on what I originally applied for. Any advice to lower my water bills? It's currently around $1200 per quarter.

Open Question: what are Top 5 Lies About Israel?s Assault on Gaza ?
Lie #1) Israel is only targeting legitimate military sites and is seeking to protect innocent lives. Israel never targets civilians.
The Gaza Strip is one of the most densely populated pieces of property in the world. The presence of militants within a civilian population does not, under international law, deprive that population of their protected status, and hence any assault upon that population under the guise of targeting militants is, in fact, a war crime.
Moreover, the people Israel claims are legitimate targets are members of Hamas, which Israel says is a terrorist organization. Hamas has been responsible for firing rockets into Israel. These rockets are extremely inaccurate and thus, even if Hamas intended to hit military targets within Israel, are indiscriminate by nature. When rockets from Gaza kill Israeli civilians, it is a war crime. Hamas has a military wing. However, it is not entirely a military organization, but a political one. Members of Hamas are the democratically elected representatives of the Palestinian people. Dozens of these elected leaders have been kidnapped and held in Israeli prisons without charge. Others have been targeted for assassination, such as Nizar Rayan, a top Hamas official. To kill Rayan, Israel targeted a residential apartment building. The strike not only killed Rayan but two of his wives and four of his children, along with six others. There is no justification for such an attack under international law. This was a war crime.
Other of Israel?s bombardment with protected status under international law have included a mosque, a prison, police stations, and a university, in addition to residential buildings.
Moreover, Israel has long held Gaza under siege, allowing only the most minimal amounts of humanitarian supplies to enter. Israel is bombing and killing Palestinian civilians. Countless more have been wounded, and cannot receive medical attention. Hospitals running on generators have little or no fuel. Doctors have no proper equipment or medical supplies to treat the injured. These people, too, are the victims of Israeli policies targeted not at Hamas or legitimate military targets, but directly designed to punish the civilian population.
Lie #2) Hamas violated the cease-fire. The Israeli bombardment is a response to Palestinian rocket fire and is designed to end such rocket attacks.
Israel never observed the cease-fire to begin with. From the beginning, it announced a ?special security zone? within the Gaza Strip and announced that Palestinians who enter this zone will be fired upon. In other words, Israel announced its intention that Israeli soldiers would shoot at farmers and other individuals attempting to reach their own land in direct violation of not only the cease-fire but international law.
Despite shooting incidents, including ones resulting in Palestinians getting injured, Hamas still held to the cease-fire from the time it went into effect on June 19 until Israel effectively ended the truce on November 4 by launching an airstrike into Gaza that killed five and injured several others.
Israel?s violation of the cease-fire predictably resulted in retaliation from militants in Gaza who fired rockets into Israel in response. The increased barrage of rocket fire at the end of December is being used as justification for the continued Israeli bombardment, but is a direct response by militants to the Israeli attacks.
Israel?s actions, including its violation of the cease-fire, predictably resulted in an escalation of rocket attacks against its own population.
Lie #3) Hamas is using human shields, a war crime.
There has been no evidence that Hamas has used human shields. The fact is, as previously noted, Gaza is a small piece of property that is densely populated. Israel engages in indiscriminate warfare such as the assassination of Nizar Rayan, in which members of his family were also murdered. It is victims like his dead children that Israel defines as ?human shields? in its propaganda. There is no legitimacy for this interpretation under international law. In circumstances such as these, Hamas is not using human shields, Israel is committing war crimes in violation of the Geneva Conventions and other applicable international law.
Lie #4) Arab nations have not condemned Israel?s actions because they understand Israel?s justification for its assault. The populations of those Arab countries are outraged at Israel?s actions and at their own governments for not condemning Israel?s assault and acting to end the violence. Simply stated, the Arab governments do not represent their respective Arab populations. The populations of the Arab nations have staged mass protests in opposition to not only Israel?s actions but also the inaction of their own governments and what they view as either complacency or complicity in Israel?s crimes. Simply stated, the Arab governments do not represent their respective Arab populations. The populations of the Arab nations have staged mass protests in opposition to not only Israel?s actions but also the inaction of their own governments and what they view as either complacency or complicity in Israel?s crimes. Moreover, the refusal of Arab nations to take action to come to the aid of the Palestinians is not because they agree with Israel?s actions, but because they are submissive to the will of the US, which fully supports Israel. Egypt, for instance, which refused to open the border to allow Palestinians wounded in the attacks to get medical treatment in Egyptian hospitals, is heavily dependent up
dependent upon US aid, and is being widely criticized within the population of the Arab countries for what is viewed as an absolute betrayal of the Gaza Palestinians. Even Palestinian President Mahmoud Abbas has been regarded as a traitor to his own people for blaming Hamas for the suffering of the people of Gaza. Palestinians are also well aware of Abbas? past perceived betrayals in conniving with Israel and the US to sideline the democratically elected Hamas government, culminating in a counter-coup by Hamas in which it expelled Fatah (the military wing of Abbas? Palestine Authority) from the Gaza Strip. While his apparent goal was to weaken Hamas and strengthen his own position, the Palestinians and other Arabs in the Middle East are so outraged at Abbas that it is unlikely he will be able to govern effectively
. Lie #5) Israel is not responsible for civilian deaths because it warned the Palestinians of Gaza to flee areas that might be targeted. Israel claims it sent radio and telephone text messages to residents of Gaza warning them to flee from the coming bombardment. But the people of Gaza have nowhere to flee to. They are trapped within the Gaza Strip. It is by Israeli design that they cannot escape across the border. It is by Israeli design that they have no food, water, or fuel by which to survive. It is by Israeli design that hospitals in Gaza have no electricity and few medical supplies with which to treat the injured and save lives. And Israel has bombed vast areas of Gaza, targeting civilian infrastructure and other sites with protected status under international law. No place is safe within the Gaza Strip

Voting Question: How can I improve this college application essay?
When I first received my driver?s license, I was ecstatic. Being one of the youngest in my grade, I was also one of the last to receive my license and saw it as a much more significant event than most of my peers did. I didn?t have my own car but my parents taught me how to drive their manual Nissan Altima and let me drive to school, which allowed me to sleep in an extra fifteen minutes. However, no driver?s education courses or safety videos could have prepared me for the responsibility required to drive a car. At first I was extremely cautious, and I actually drove under the speed limit and signaled for turns thirty seconds early. Unfortunately, an accident-free first month gave me a premature confidence that caused my driving to become reckless and negligent. I drove at forty miles per hour in residential areas and parking lots, played my music at an obscene volume and piled my friends in the car. For months, this behavior had no consequences besides a small scrape from a concrete wall in a parking lot.
However, a few months after I received my license, I was driving my brother home from school and I rear ended a car in front of me that had stopped abruptly. I was terrified and immediately pulled over and apologized profusely to the other car?s driver, whose car didn?t even have a scratch due to a large metal bike rack protecting its bumper. While the bike rack saved me from damaging someone else?s property, it had severely dented the hood of my parents? car. The latch that held the hood down over the engine had snapped and I could no longer safely drive without applying duct tape all over the front of my car. My parents were upset and angry, but I hadn?t expected less.
Repairs for the car ended up costing over a thousand dollars because we had to buy a completely new hood. When I found out how much the repairs would cost my parents, I felt painfully guilty. They had trusted me to drive their car without a second thought, and I had completely abused their trust. I knew that I had to gain back their confidence and prove that I had learned from my mistake, so I offered to pay for the repairs myself. It ended up costing me almost all of my savings from five months? work as a hostess, but I don?t regret this decision. The car came back from the shop looking like it had never had a scratch, and my parents almost immediately let me start driving again. I personally would not have been so forgiving, but my parents were willing to give me a second chance.
Although I would prefer that the car had never been crashed at all, it was my first taste of real responsibility. I had been told repeatedly from my parents, the news, and even my own common sense that reckless driving is dangerous and has negative consequences, but I didn?t fully understand it until I experienced these consequences for myself.
