Open Question: How to do a short sale? Daughter owes more on house than it is worth, but she moved to other city for job. ?
Our daughter's house in Florida is worth maybe 40K less than she paid for it two years ago. When she lost her job in Florida, and was unable to find another, she was hired by the U. of Maryland so moved to Maryland. She does not earn enough to pay her rent there and her mortgage in Florida. She hopes to avoid a foreclosure but may not qualify for a short sale. Any advice? Any idea if forthcoming economic recovery package could have any help for Emily and others in her situation? Thanks for any information.

To find out my sales figures I decided to find out what is the average spending of each customer, than I multiply this figure by the average number of customer which I expect to have each day. The average spending of each customer would be £3.5 (piece of cake a cup of coffee) and I am expecting to get about 8 customers per hour. To make my calculations more accurate I decided to visit on of the competitive business which is located in different part of town centre. The main reason of it was find out how many customers they could get within one hour. This research confirmed my predictions, however I am excepting to sales will increase during summer months and Christmas time
? Rent
My premises is located in market place. By locating my business in such a populated place there is going to be much better opportunity to get more customers because there is a wide range of shops which attract many people. Rent costs me £16,992 per annum.
? Wages and employing staff
I want to operate my business by myself, however, I will need to employ two members of staff. I will need one full time worker to help me operate the business in general and a second employee to work during the lunch time hours to help with preparing snacks and lunch dishes. I will offer them temporary, 12 month contracts, the first contract on a 40 hour per week plus overtime basis and a second contract on a 20 hour per week plus overtime basis.
? Gas and electricity
My figures show an average expense for a small catering businesses.
? Telephone and Internet
I need access to Internet and phone to contact with my supplies and make orders. I decided to get telephone and internet form Talk Talk. It costs me just 16.99 and this price includes unlimited phone calls to UK landlines in the evenings & weekends, 36 international destinations, TalkTalk customers anytime and free broadband.
? Advertising
The advertising of the business in first two months (January and February), would cost £110. This included printed leaflets and advert in local newspaper. In next months it would decrease to £6 and this amount include advert in local newspaper.
? Office expenses
My office expenses includes small expenses like toner carriages, printer paper, postage etc.
? Lease of equipment
Lease of assets
It allows my business to use an asset without having to buy it. I do not have to put up large sums of capital to be able to use asses and I can exchange the asserts for a more modern. It is good option for me because my capital is limited."

Open Question: Trying to buy a short sale house?
The house $180,000 in Barstow, CA is what is owed on the house and what they are asking.
The people who had the house moved to Texas and bought another home, they thought they could keep the house in Barstow, CA and rent it out but it didn't work out.
They worked out a deal with the bank to short sale the house. Now for my question:
I was pre-qualified for $200,000, but I do not want to stretch myself thin and so I was wondering if there are any tips on negotiating this home to be sold for $140-150,000 with seller paying closing or paying half closing.
I can comfortably put down $5,250. Which is about 3.5% down on a $150,000 loan.

Open Question: if landlord's house is in foreclosure and there is a trustee os sale at the door can he collect rent .?
The house i am renting is in default and a trustee of sale was posted on the door and i have been paying rent to the landlord and he never paid the mortgage.The lender called me looking for him and i gave the # to find him.Now when i was talking to the Lender he mentioned that the landlord has been collecting rent and pocketing it so they told me to stop paying rent Now he is taking me to court.In court can i bring all the information that we paid our rent but he did not pay mortgage.If there is an N.O.D I thought he could not collect rent somebodyb help me

Open Question: What is a caveat, and what can it do to interfere with a sale of a property?
Heres the story:
My father once met a women, and they decided to have children. He later broke up with his common law wife, and settled with her generously. He then bought a house for them to stay in, and charged her 1/3 of the rent he could have asked. He moved on and had me and my sister with a new wife, and still pays the mortgage on that house today. Due to to the economy, he is forced to sell this house. His ex-wife, however, beleives she owns half the house. This is completely untrue because my father is the only person on the deed. His ex-wife expects half the selling price, approx. $300,000. This is ridiculous, because she owns no part in the house. My dad, being a generous man, is willing to give her $50,000 from the sale of the house, half of what is left over after paying back his debts. She continues to refuse this offer, and has now placed a caveat on the house making it hard to sell.
My question is:
1: What is a caveat and what can it do to interfere in the sale of the house.
2: What else can she do to make life difficult for my father?
We all reside in British Columbia, Canada.

Resolved Question: How would I go about having my own shop?
I'm 22 and unemployed at the moment. The economy is slow. I live with my boyfriend in an upstairs apartment. Downstairs was once a business, but could be rented out for living space.
There are several resale shops, near where I live. I was thinking about trying to buy items and sell them on ebay(have never done it).
Now, I'm thinking that I could learn how to make candles, decorative soaps, and buy used items and resale them. Also, I could buy new items on sale and make a profit. However, I'm a little bit unsure. I know it wouldn't take a whole bunch of money to upstart....I wouldn't have to pay rent, just utilities, taxes, and for a business license..Is there anyone out there with some advice?

Open Question: bill of sale on a car?
ok i sold my car to a friend for $50 a month, but within the bill of sale i asked that she pay for other things like, it stated that she would pay off my overdue rent, which she didn't, that she would pay my water bill, she did, pay for my storage unit every month which she has, and pay me $50 a month, if she only did 2 out of the 4 things and it wasnt registered or titled, and had no plates or insurance but the title is still in my name and she drove it illegally and got it towed is the bill of sale terminated?
there was no date as to when things should be done by, i just didnt want to be screwed over and i got screwed over anyways, and she's also my roommate, and shes kicking me out, so i have to move to another town, but i cant leave my car with her, if she's not paying like she said she would.
my boyfriend has a another key, but i know where she keeps hers...

Open Question: How to convince hubby to sell home?
When we bought our brand new home in 2007 we had always planned on selling in the future. He is only 24 and I only 21 so we are both very proud of the house we created together. I also have two horses and having moved into town it has become a burden to board the horses away from where we live. Now i have been with horses since i was six and selling is not an option right now. We can afford them but it is a hassle having someone else look after my horses. In my opinion I am the only one who can look after them correctly and having to let someone else do it for me is very hard to swallow :) We were hoping to rent out the house here and move out to the country but unfortunatly there are very very few option in this area. I have found a place for sale while looking for a rental in the country, it is older then our new home but looks in a ok condition and is set up for two-three horses to boot. Plus the asking price is lower then what we paid for the new house and has many more features - two extra bedrooms, a garage (we don't have one) its landscaped (ours is only partial will be finished this summer) 2.78 acres of pasture and sheds and has a huge garden which is one thing i really want. Our mortgage would be lower as well with would be fantastic since we are expecting in may and we would like to continue saving for our big move North in a few years.
This sounds like a fantastic oppurtunity and right up our alley as it is right close to where we live now and his service truck would be able to be indoors . (we would have to inspect this whole place first to make sure it really is what we want). I have mentioned the place to hubby and he of course thought it to bad that we didn't wait to buy. Taking on an extra mortgage would be a little tough right now until his business is stable (he just started in october). Since the house is so new there isn't a lot that needs to be fixed and we already did some upgrades before moving in such as pulling carpet and putting down lamnet, some landscaping in the front ect. The pulled carpet would be included to replace the bedroom in the future.
My biggest concern is hurting hubbies feelings and making him feel like he hasn't provided enough. How can I approch this topic with him? I know he really wants to keep the place and would like to rent it out but i just don't see another mortgage in the future any time soon.
Any ideas?
Firstly i said i didn't want to take on two mortgages, I want to sell the one house we have and buy the other which would be cheaper for a mortgage and would save us more money.
Secondly i am in Canada and in the oil country where the economy is down but not horrible like the states. Prices are down but this area is booming do to oil and the liklyness of finding a place like this for $88 000 again is quite slim.
Rental prices in this area typically run from 500.00 for a room in the city to 1500.00-2000.00 for a house. That is much more then our current mortgage.
