Open Question: What to do if your rented flat is little short of services? Eg . Intercom not working for the past 4 months!?
i have rented a flat in September 2008 and i have agreed and signed for 12 months contract on the hope that i may get all the benefits that are available in the flat. But from the date i entered the flat to till date my intercom was not working, i didn't took it seriously until argos refused to deliver the goods to my place during christmas saying they can't deliver a flat if their intercom is not working!!.(they say their delivering agency doesn't use a company phone to call) Luckily i just ordered very few things from Argos so i didn't loose my christmas shopping. Is it possible to go back to my landlord and ask him to reduce a bit of rent for not utilising the intercom service???.I think it's a wise idea (more...)

I just need to sort out the many gifts and toys my child have (my child is two). This family member said this after I told her I give her rent (she is my landlord which comes in and out my house without permission) on thursday because something came up and I refused to tell her what. Emy, you comment let's me know your a evil person and have a jack up relationship with your family. First off, I had the rent when it was due which the landlord did not pick it up on the schedule day. In fact, I had their rent over a week. I pay all my bills. Resolved Question: Who is responsible for EPC?
hi all, can anyone tell me who is responsible for arranging and paying for an EPC for a rented property? the situation is that my company owns the lease to a property which i live in on a service tenancy agreement, the landlord has said that my company should be arranging and paying for the EPC, however, other people have suggested that those named on the freehold title deeds should be arranging and paying for the EPC. who is right? cheers all EDIT - FluffyPinkThing - thanks, so what you are saying is that my employer, i.e. my company, should arrange and pay for the EPC and NOT the landlord. am i right? Open Question: Do all newbuilds have bug problems!!!!?
I moved into a brand new apartment in july and have been having problems with plaster beetles and booklice, I didnt realise about the booklice until recently and since i known about them I have left the property until its being dealt with from pest control as I have a toddler and neither of us wants to eat food that could be infested with bugs. I have been out of the apartment now for 5 weeks and still having to pay full rent, it has been treated but I am still finding live bugs I want it treating again but the pest control services my landlord used is on holiday until 20th jan in the meantime left in limbo, I do not think this is good enough and want to move out seen a house 2 bed brand new only been finished 3 weeks but am scared to move incase I have more bugs, does anyone know anything that can help me!!!!!!!!!!!!! thanks! I am going to contact citizans advie bureau regards rent as I dont think its acceptable, however I am interested to know if this problem is a well known thing with newbuilds as I am looking at a newbuild house now its only been finished 3 weeks it hasnt even got kitchen cupboards in yet thats how new but I dont want to move if I gonna get this problem again! oh and steve you have been brilliant with the advice just bare with me a little more please, are you actually working in the uk if so where abouts (more...)

Resolved Question: My landlord screwed me over?
Alright, I signed a lease for a 3 bedroom apartment with my boyfriend and we had 2 room mates. I have 2 cats and the landlord said initially that the cats were fine as long as we paid a pet deposit and kept clean after them which we obviously did. We paid a total of $970.00 for our security deposit including pet deposit. Our lease stated that at the end of the lease if we would not be renewing it, we would be moved out by the ending date, and have cleaned out the place, fill the holes in the walls if there were any, etc. So we made sure we were moved out a couple days early so we could clean the place really well (even though for the most part we kept it clean throughout, just wanted to do the nittygritty) so we spent days scrubbing floors, windows, walls, bathroom, I replaced all the blinds, I replaced the globe on the ceiling fan, I re caulked the tub twice since it was pretty gross when we moved in. We didn't really move into that great of conditions but when we moved out it looked amazing. Our lease end was November 31st and we were completely done by that date. We called our landlord on December 1 to schedule a walk through for the security deposit refund and his wife told us that he was out of town hunting and wouldn't be back for a week, we told her that we would like a call before the walk through because we wanted to be there. We never heard anything, never received anything in the mail, 3 weeks go by and it's Christmas (would have been nice to have that money before Christmas) and we still hadn't heard anything. We didn't want to call and bug him because it does say in the lease that he has up to 30 days to give us our refund. So the day after Christmas I get my mail and finally there is a letter from him. I open it up and it's a statement breaking down all of the charges from our security deposit. A total of $405.00 for cleaning the house. At this point I'm completely confused because we absolutely scrubbed the place. My landlord is a contractor and anytime anything needed to be fixed at the house he has never called for any type of specialist, he has always just directly come himself, so I highly doubt that he hired a cleaning service. So my argument is that in my lease is clearly states that at the lease end, we can be charged for permanent damages (ie, holes, scratches on the floor, broken stuff, etc) but clearly states no charges will be taken for normal wear and tear issues. I know the house was already clean, but can't I argue that he is going against his contract due to cleaning being a normal wear and tear issue? Also, the date on the statement that was sent to me says November 23, how can the walk through have been done on November 23 when we weren't moved out till November 31? Should I take him to court? I know it was my mistake for not taking pictures, but we did request to be there for a walk through and that request was ignored. I just feel like my money was wrongfully taken. I do have witnesses that helped me clean when I moved out. What should I do? It was hard wood floors, and my cats did not urine anywhere but their litter box. Alright, there is no carpets in the house, just hardwood floor. I swept, cleaned, and polished all floors. We were going to paint but landlord said they cover paint not to worry, just clean walls which we did. We cleaned windows, scrubbed bathrooms. He deducted $405.00 from the security deposit for cleaning which I am arguing with 1: because I believe that cleaning is considered a normal wear and tear issue and the lease states that we will not be charged for normal wear and tear issues; and 2: there is no way that it could have cost him that much to clean the house, it looked amazing when we moved out. It was incredibly filthy when we moved in, couldn't even move in for a couple days because WE had to clean everything, I had to rip the caulking out of the tub and recaulk it. It was disgusting. If he charged the previous tenants for cleaning than he is a thief because it was bad. The pets have nothing to do with anything, I received my pet deposit back. It wasn't a no pets apartment, we were allowed to have pets. Also, there is no cleaning invoice, just a statement typed up by him saying that he has deducted $405 from my security deposit for cleaning. There are no receipts or invoices from any cleaning companies or services. (more...)

My landlord has a router and internet service. I am already getting internet on my old Dell PC through his router. I just bought a new Dell Inspirion PC. He said I probably needed a wireless card. OK well last month i was approved for assistance from social services to pay my rent..i am 21 and i have 2 little girls..i rent a room for $400.00 a month...(please dont judge me if you do not know what i've been through)...their father was helping me up until about 2 months ago..we had some problems so he decided to be an ass and not help me anymore..well now that i finally got approved for my rent assistance my landlord tells me that i have to move out in march because she is selling the house..im trying to find an apartment because a room is way to small for the 3 of us and i think it is unhealthy to have my daughters in between 4 walls all the time..well my question is since im already approved does anyone think that they will approve me for an $800.00 apartment?? by the way i live in ny (more...)

Resolved Question: Renting and need maintenance work but they don't show.?
I am renting and have been here for 4 1/2 mos. I've told the landlord several times that I need a new front door. The weather stripping was horrible and a strong draft would come under the door. And when it rains, I get a nice sized puddle in my house. I've told the landlord and she says we only have 2 guys in maintenance and have 351 renters, just put a towel at your door. That's my answer every time. I'm so sick of messing up clean towels to soak up puddles of water. And my electricity bill has gone up since the cold weather came because of that draft. They gave me some weather stripping eventually but I had to put it on myself. I don't feel it's my fault that there's only 2 guys to service 351 renters. I asked one maintenance guy and he said they keep laying ppl off in maintenance. My lease isn't up for another 6 mos and I can't fathom having to constantly mess up towels and pay so much for electricity. What advice can you all give to help me with this situation? It'll most likely be cheaper if they do it themselves so I'll give them a heads up and if I still get the same response, I'm doing exactly that. I would have never known to do this. Jodie: Thank yo very much. I think that route would be more tastefully done. Bostonia: I didn't know that. Don't like there lack of maintenance but I sure don't want to be evicted. I think I'll go the safe route and prepare a certified written letter, as Jodie said and give them a 2 weeks. I've already given 4 1/2 mos so 2 weeks sounds reasonable. And Illinois, where I am, is nowhere near California. During that 2 weeks, I'll seek legal advice (free hopefully) to find the best route to go about this situation if my landlord does nothing but gives me the same "put a towel down". Landlord: I did put down the stripping they gave me but felt I shouldn't have to pay for my own when I'm paying so much a month for rent.
